Subdivision is the act of dividing land into pieces that are easier to sell or otherwise develop. Subdivisions may be simple, involving only a single seller and buyer, or complex, involving large tracts of land divided into many smaller parcel. The process starts with a conceptual idea. The property boundaries are surveyed and the lots from the conceptual idea are created within the boundaries including right-of- ways and easements. Upon completion of the process the external boundary corners as well as the corners for lot with in the subdivision are set, plat(s) are generated and are recorded at the perspective County Clerks Office.
Most Municipalities as well as Counties require a title commitment to complete the process.
